GTA Online Mansions DLC Update 1.72: Release Date & Features

The GTA Online December 2025 Update, which official name is not known yet, is coming soon to GTA Online, most likely on December 9, 2025, adding one of the luxury features that has been requested by players for years: Mansions.

While the full content of the update is still unconfirmed, the long-awaited Mansions feature has been leaked through the game files. And before the full expansion arrives, Rockstar plans to release a mini “prologue” DLC to set the stage, which may be just weeks away.

When is the GTA Update Coming? Mansions DLC Release Date

Going by the schedule that Rockstar has followed in the past years, the expected Release Date for the GTA Online Mansions DLC is Tuesday, December 9, 2025 - the second Tuesday of December.

The official release date for Update 1.72 has not been confirmed by Rockstar Games yet, but December 9 is very likely going to be the date. We'll update this page as soon as the official release date is confirmed.

The 1.72 Title Update will come to GTA Online for PlayStation 5, Xbox Series X|S and PC, and will also still release on PlayStation 4, and Xbox One.

GTA Online Mansions DLC: Confirmed Locations

Hidden in the code of the latest Money Fronts DLC, Rockstar prepared visual hints across Los Santos - construction zones at two new mansion development sites:

• East Vinewood Hills, near the theater: Overlooks the casino and skyline; wide estate footprint.
• West Vinewood, beside Miguel Madrazo’s house: Tucked into the hillside with a view; expected to reshape terrain.

Like the 2019 Casino update teaser phase, we’ll soon see construction materials appear across these sites to signal ongoing development.

These mansions aren’t simple interior-only additions. The surrounding terrain and hillside structures will likely be reshaped, similar to how Miguel Madrazo’s home is built into the cliffside.

Also, gameplay dialogue strongly suggests that Devon Weston’s mansion, seen prominently in GTA V’s storyline, may become one of the purchasable properties. In leaked voice lines, the player is tasked with clearing the property of squatters so it can be put back on the market. Once cleaned up, the implication is clear: it will be available to buy.

GTA Online Mansions DLC: "Prologue" Missions

Before the full Mansions DLC lands, players will receive a mini set of contact missions led by a new character, Valentina, who is likely the agent for the new Prix-Luxury Real Estate company.

The following are the names of the 3 missions:

• New Listings - Due Diligence
• New Listings - Fixes & Fittings
• New Listings - Hard Deadlines

These missions were discovered in the game files but are currently locked. Completing them will unlock discounts for mansion purchases later.

Expect these missions to arrive in early to late November, aligning with Rockstar’s weekly updates on Thursdays.

What About the Mile High Club?

Leaked dialogue also mentions the Mile High Club construction site in downtown Los Santos. However, it appears players will be stealing construction materials from it, not helping to complete the building.

So while referenced, it likely won’t be completed in this DLC - at least not yet.

How Much Will Mansions Cost?

Expect high price tags - potentially the most expensive properties GTA Online has ever offered.

Currently, the priciest items in-game are:

• Luxor Deluxe Jet: $10,000,000
• Aquarius Super Yacht: $8,000,000

Because real-world mansions cost tens of millions, and this may be GTA Online’s final major expansion, Rockstar may push pricing significantly higher.

If you’re not already saving money in-game, now is the time.

GTA December Update 2025: Experience Improvements

Building off the adjustments made with the previous updates, based on player feedback, this December’s GTA Online update will also add a range of experience improvements.

GTA December Update 2025: New Vehicles

As we have come to expect with all GTA Online Updates, we can look for several new cars and vehicles to be added with the December 2025 DLC, with some introduced at launch on December 9, and more to be released in the subsequent months.

After the PS5 & Xbox Series X|S Update introduced the new Hao's Special Works Auto Shop, we could also expect more cars to be made eligible for the HSW Upgrades.

GTA Online Mansions DLC: Title Update 1.72 Patch Notes
